M-C1 is Calgary’s contextual low profile multi-residential district. The City’s description is one sentence · “M-C1 is a multi-residential designation in the developed area that is primarily for 3 to 4 storey apartment buildings and townhouses.”
Where it sits for a builder
M-C1 is where a townhouse program and a small apartment building meet. The district takes both by designation, so a parcel here holds two different projects without a land use amendment between them. It is a developed-area district, which means an existing building on the parcel more often than a bare one.
The licensing line runs through this district
Alberta splits real estate licensing at four residential premises. A townhouse row of four sits on the residential side of that line and a 3 storey apartment building does not.
