R-CG lots and homes in Calgary

R-CG is Calgary’s grade-oriented infill district. The City calls it a zone that “allows for the contextually sensitive redevelopment in a variety of housing forms including single-detached, semi-detached, rowhouses and townhouses”, where “Homes may include a secondary suite or backyard suite.”

What the repeal left behind

The repeal of blanket rezoning took effect on August 4 2026, and by the City’s own figure 99 per cent of properties returned to the zoning that applied before it. A parcel no longer carries R-CG by default. It sits where it sat before 2024, and on the exempt set. That turned the district back into a question about a specific address.

What changed inside the district

Maximum density held at 75 units per hectare. Council refused Bylaw 24P2026, which would have cut it to 60. Four rules did move, and the City states them plainly.

“Maximum height is lowered from 11m to 10m.”
“Maximum lot coverage is lowered from 60% to 55%.”
“Zero lot line developments are no longer allowed.”
“Rowhouses that meet all rules can be a permitted use in R-CG again, same as prior to the citywide rezoning in 2024.”

A fifth carried on a motion the same week · deletion of the rule that allowed a main residential building in the rear yard on midblock parcels.

What this search shows

Where the district gets confirmed

A listing’s district is what the seller’s brokerage entered. The City’s land use map is the record. We read one against the other before a parcel goes into a conversation, because the two disagree often enough that the check is cheaper than the correction.
