Vacant residential land in Calgary

This is every residential lot in Calgary with nothing standing on it, in one list, whatever district it carries. The board records vacant land under its own property type, so a lot never appears in a house search and a house never appears here.

Why it is one list rather than several

Calgary carries a small number of bare residential lots at any moment, and they are spread thinly across the districts. Split by district, each list would run to a handful of addresses and a builder would open a dozen pages to see what one list holds. One list holds all of them, and the district sits on each listing.

Where the district lives on a lot listing

Open a lot and read the Property Details block. Zoning appears twice, once under Community Information and once under Property Features, and the value is the land use district code the listing brokerage entered. On a bare lot that field is close to the whole of what the feed records, since there is no year built and no floor plan to read instead.

The district pages

Where a district is the thing being shopped rather than the lot, the district pages carry the whole set, houses and lots together.

  • R-CG, the grade-oriented infill district
  • R-G and R-Gm, low density mixed housing
  • H-GO, grade-oriented housing
  • M-CG, townhouses and fourplexes
  • M-C1, low profile apartments and townhouses

Where the district gets confirmed

A listing’s district is what the seller’s brokerage entered. The City’s land use map is the record. We read one against the other before a parcel goes into a conversation, because the two disagree often enough that the check is cheaper than the correction. On a bare lot the district is the asset, so the check happens first rather than late.

Where to begin

Bring us a lot off this list, or one you are looking at elsewhere. Start the conversation.

The list below is live. It changes when the feed does.
