First and Park
First and Park sits at 730 2 Avenue SW, in Eau Claire, the flat between the Bow River and the office towers. The City's own permit describes it in one line as an eighteen-storey apartment building of 211 homes, and names Graywood as the developer and IBI Group as the architect on the development permit. The permit was issued in April 2023 and closed in February 2025. The apartment building that stood on the site before it came down under a City-applied demolition permit finished in 2016.
Residents share a fitness centre with a yoga studio, a party lounge, a co-working room off the lobby, and an outdoor terrace. A concierge works the building around the clock. Bike storage is secure, and the underground parkade is heated and carries electric-vehicle charging.
The address the marketing does not use
The civic address of record is 730 2 Avenue SW. Several marketing pages give 727 1 Avenue SW instead, and the City carries no assessment roll and no building permit at that number, so the tower binds to the 2 Avenue address on every municipal record. The developer's own description of the location, where 1 Avenue meets Eau Claire Park, is what the other number is reaching for.
What is around it
Eau Claire runs from the water down to 3 and 4 Avenue SW and from 1 Street across to the West End at 9 Street. Prince's Island Park sits off the north edge inside the community boundary, twenty hectares in the middle of the river, reached by footbridge. The Peace Bridge lands at the western end, Santiago Calatrava's helical steel tube, open since March 2012. The Bow River pathway threads all of it together, and the office district begins half a block south.
