Keynote One

Keynote One stands at 220 12 Avenue SE, in the Victoria Park half of the Beltline, on the block where 12 Avenue meets Macleod Trail. It was the first residential phase of Keynote, a mixed-use development the developer described as an urban village, meaning towers over a shared retail base rather than towers standing alone.

The building

Twenty-six storeys carrying 179 homes. Keynote Two followed on the same site, and the two towers share the retail podium and the grocery store at its base, which is the arrangement that gives the development its name and its purpose. Balboa Land Investments developed both, and the company is now Triovest. Keynote Two runs twenty-nine storeys and carries 250 homes, which puts the pair close to 430 between them. The shared podium is what the urban village description points at, since the shops sit under the residents rather than across a road from them.

Two guest suites are available for residents to rent, and they sit on the second floor beside the promenade that runs through the podium. Parking below grade is heated and titled, with assigned storage lockers and a car wash bay in the parkade. Entry runs on a keyless fob system with security monitoring, and a building manager is on site Monday through Friday. A rooftop garden runs at the Plus 15 level.

What is around it

Stampede Park is two blocks south, carrying the BMO Centre, Scotiabank Saddledome, and the grounds that fill for ten days each July. The Victoria Park and Stampede CTrain station sits on the Red Line at 1414 Macleod Trail SE and has served this platform since the line opened in 1981. Walk north along Macleod and you reach the Beltline's warehouse blocks and the Simmons Building on the Elbow beyond them. The 17 Avenue SW retail strip is west across the district.
