Mark 101
Mark 101 is three apartment buildings at 3727 Sage Hill Drive NW, in Sage Hill. IBI Group is the applicant on the development permit, a revision the City released in April 2018 for 206 homes in three buildings, built in three phases, on land it records as M-2. IBI Group is also the applicant on the first two building permits, 67 homes each, issued in March and August 2017 and closed in February and November 2018.
The third building permit, for 72 homes, names Arcadis Professional Services (Canada) as the applicant and Shane Homes as the contractor. The City issued it in September 2020 and closed it in September 2022. The three permits carry 206 homes, and the 2026 assessment roll counts the same 206 at the address.
Built in three phases
Each permit describes a four-storey apartment building over one storey of underground storage garage. The City describes M-2 as a multi-residential designation in the developing area, primarily for apartment buildings of four and five storeys. Five listing brokerages describe a titled parking stall, and three mention bike storage in the building.
What is around it
Sage Hill Library is about 550 metres southwest. Sage Hill Natural Area, a district park on the City's register, is about a kilometre northeast. Kincora's boundary is about 400 metres away and Evanston's about 860. Of Sage Hill's assessment accounts on the 2026 roll, 4,429 date to the 2010s and 2,240 to the 2020s.
