The Block
The Block sits at 1719 9A Street SW, in Lower Mount Royal, half a block south of 17 Avenue SW. Sturgess Architecture drew it and filed the development permit in December 2010 for one building of 62 units. Homes by Avi applied for the building permit in September 2011, built it, and the City closed the file in October 2015. The same company took down the house that stood on the lot the year before. The assessment roll carries sixty homes across four levels and dates them to 2011.
The homes are arranged around a courtyard, which is the arrangement the architect's own record leads with. The mix runs townhouses, live-work units, one-bedroom homes and two-bedroom homes with a den. Parking is underground.
Four counts and the land under them
The development permit approved 62 units, the building permit was taken out for 61, the architect's own project page reads sixty-one, and the assessment roll carries 60. The land runs the Multi-Residential Contextual Medium Profile district, and the roll puts twenty-one of the sixty homes on the first level, which is the row of townhouses and live-work units that meets the sidewalk. Homes by Avi filed a revision in 2014 that changed the parking configuration and nothing else.
What is around it
Seventeenth Avenue SW is half a block north, carrying the retail and the reservations. Lois Szabo Commons is a block northeast and Connaught Park three blocks north. The escarpment climbs south into Upper Mount Royal, which the Canadian Pacific Railway subdivided from 1905 into lots large enough to sell a view. Lower Mount Royal was cut into smaller lots and carries the density along 17 Avenue.
