The Park

The Park sits at 303 13 Avenue SW, in the Beltline, on the corner of 2 Street SW between Central Memorial Park and Haultain Park. IBI Group filed a development permit in November 2006 for an apartment building of 100 homes at 1309 2 Street SW, one of five lots the site took in. The City received the building permit application in June 2007 and issued it in August 2013, for 156 homes, to GMH Architects with Newland Construction building. The permit closed in December 2015.

Residents share a fitness room and a guest suite that can be booked. A terrace runs outside them with a garden and a barbecue on it.

Six years between the application and the permit

The permit file carries the gap plainly. IBI Group applied in 2006 under the Residential High Density Multi-Dwelling District, and by the time Lake Placid Investments filed the second permit in March 2011 the City had redistricted the land to the Centre City Multi-Residential High Rise District that governs it today. The assessment roll dates every home at the address to 2007 and numbers them from the first floor to the nineteenth with thirteen skipped, which is eighteen residential levels.

What is around it

Central Memorial Park is across 13 Avenue, with the Memorial Park Library under its dome at the park's east end. Haultain Park holds the block east across 2 Street, and the sandstone schoolhouse inside it went up in 1894 as the South Ward School. It has been carried on the Canadian Register of Historic Places since March 2006. Seventeenth Avenue SW runs four blocks south and the office towers begin four blocks north.
