The Royal
The Royal stands on 16 Avenue SW between 8 and 9 Streets, above Mount Royal Village West on the north side of 17 Avenue. It reaches 115 metres over 33 storeys and completed in 2019, holding 222 homes over a Save-On-Foods at street level. Bosa Development built it. Civic addresses on record read 930 and 936 16 Avenue SW, which is likely a split between the residential and retail entrances, though no source says so.
The amenities include a fitness centre, a squash court, a steam room, and a sauna with change rooms. A social room carries a fireplace and a pool table, and concierge and security cover the building 24 hours a day.
The roof holds a garden terrace with barbecues. Parking is titled and underground, and secured bicycle storage sits inside the building.
The address is the argument
Mount Royal Village opened in 1979 and has been redeveloped since, and The Royal sits on its western extension. Seventeenth Avenue SW runs immediately south, 12.5 kilometres of arterial road carrying a dense concentration of bars, restaurants, nightclubs, and shops through this stretch.
The street picked up the Red Mile name in 2004, when crowds of over 100,000 filled it on game nights during the Flames playoff run, and it has been the city's gathering place for that team ever since. It carries the same role through Stampede week. Formally it is the 17th Ave Retail and Entertainment District, which is a name almost nobody uses.
What is in reach
The Beltline runs north from 17 Avenue to the CP tracks and east to the Elbow River, one of the densest communities in Calgary, assembled in 2003 out of Connaught and Victoria Park and named for an early streetcar route. The 7 Avenue corridor is a walk north, where 8 Street SW has carried both CTrain lines since 1981. Central Memorial Park and its 1912 library, a National Historic Site of Canada since January 2018, sit northeast along 12 Avenue.
We wrote about the community around it. Living in Beltline.
As of December 2025, The Royal did not permit short-term rentals. Confirm the current position with the condominium corporation before writing an offer.
