Your winter evenings here run to the Livingston Hub, where the outdoor rinks sit beside the building that also holds Fire Station 44 and the doors stay open until ten. South of the houses, the Livingston Greenway carries a paved pathway through the City's regional park. North of the last finished streets, the community's own line runs along 160 Avenue, which is still to be built.
Grounds
Livingston sits at the city's north edge and straddles Centre Street, so its addresses run NW on one side and NE on the other. It is named for Sam Livingston, who began farming near Fort Calgary in 1876, and many of its streets carry the names of early pioneers. Brookfield Residential started buying the land in 1998 and finished a 1,260-acre assembly from four landowners in 2004, and the City approved the Keystone Hills Area Structure Plan, which takes Livingston in, on August 6 2012. The first show homes opened in early March 2017.
The Keystone Hills plan describes its ground before development as farmland given to crops and cattle, undulating and draining south toward Nose Creek, with wetland complexes through it, across a plan area larger than Livingston itself. Livingston's own design put parks on the tops of three hills and kept natural wetland areas, and the homeowners' association counts about 250 acres of open space, with parks, prairie, the Greenway trail system and wetland ponds inside it. Homes
The developer's pages run from condominiums and townhomes to duplexes, laned homes, front-garage homes and estate homes, with Morrison Homes building the estate models, and CBC's 2019 account of the zoning adds secondary suites and low-rise residential near the town centre. The same account says the zoning was written for flexibility, so the housing could change as the community matures. Livingston was the first community in Calgary to require sprinkler systems in every home. The City's 2026 assessment roll dates the residential parcels from 2016 on, with more than twice as many from the 2020s as from the 2010s. The City licenses three apartment buildings of four storeys or more here, Livingston Heights 1000, 2000 and 3000, all at 14540 1 Street NW.
Owners in Livingston are automatically members of the Livingston Homeowners Association and have to stay members, condominium owners and rental buildings included, and the association's fees run under an encumbrance registered on each title. Its board seats seven residents in good standing and three representatives of Brookfield Residential. We read that encumbrance alongside the listing, and in Livingston it sits on every title.

Everyday
The Livingston Hub is the homeowners' association's 35,000-square-foot facility at 1248 Livingston Way NE, with three skating rinks, tennis courts and a basketball court, a gymnasium, a splash park and a playground, an outdoor amphitheatre and meeting rooms. The City lists Fire Station 44 at the same address. The association announced the start of construction for the spring of 2019, and the Hub's outdoor park opened for skating and the playground on December 21 2020, and the association keeps the doors open from nine in the morning to ten at night, every day, for members and up to five guests per household.
The Livingston Greenway, a City regional park, runs through the south of the community, and the paved pathway inside it is one the City flags as greenway. The developer lists Livingston Centre, a retail area at 14390 1 Street NE, as under construction, and the City licenses no shop inside the community yet. No school operates inside Livingston today. The Calgary Board of Education's 2027 to 2030 capital plan carries design funding for a Livingston Elementary, kindergarten to grade four, and a middle school for grades six to nine is planned at 90 Livingston Hill NE with no opening date confirmed. Three Calgary Transit routes stop along 144 Avenue, the 115, the 124 and the 137, and the City's Green Line page lists a future station at 144 Avenue N, with any expansion north of downtown dependent on Council direction and funding.
Edges
Stoney Trail closes the south between 6 Street NE and Centre Street, with Coventry Hills across it, and 144 Avenue NW carries the line west of Centre Street, with Carrington across. 6 Street NE runs the east side, Lewisburg across it. On the west, Centre Street and then roughly the line of 7 Street NW face Carrington, and the north runs along the line of 160 Avenue, which the City's street file does not carry yet.
