Riverfront Pointe

Riverfront Pointe sits at 315 and 325 3 Street SE, in East Village. Pointe of View Developments applied for the building permit in September 2006 for a 250-home apartment building in two towers, and the City closed the file in February 2011. The firm is named on that permit as applicant and as contractor, so the developer carried it end to end. The assessment roll carries 248 homes across the two addresses, 74 at 315 and 174 at 325, and dates both to 2006.

The two towers are unequal. The roll numbers the homes at 315 from the first floor to the ninth and those at 325 from the second floor to the nineteenth, so the taller one keeps its ground floor for something other than a home. The land runs the Centre City East Village Transition District, the designation written for this area's rebuilding.

One parkade under two addresses

Every one of the 316 parking accounts on the roll sits at 315 and none at 325, which is one parkade serving both towers under a single civic address. Pointe of View took out a separate permit for it in May 2006, ahead of the permit for the towers, and the City closed the parkade and the towers on the same February day in 2011. Parking is titled and heated.

What is around it

The Jack and Jean Leslie RiverWalk, which the City files as a regional park, runs two hundred and fifty metres northwest along the water. City Hall station is three hundred and fifty metres south, carrying both CTrain lines through the 7 Avenue corridor. Olympic Plaza is four hundred and sixty metres southwest and Sien Lok Park six hundred metres northwest on the same bank.
