Summer in Mount Pleasant is administered from the outdoor pool. You surrender a June evening to it, then a good share of July, and by August you are the one holding towels and explaining the deep-end rules to somebody else's kids. The rest of the year Confederation Park runs the program, golf until the snow, sleds after it, and the long loop walk that resets any argument a household can produce.

Grounds

Level, generous blocks with Confederation Park's green trench along the western edge, its pathways and golf course folding directly into the community's daily circulation. The avenues run tree tunnels in summer, planted early enough that the canopy now closes overhead on the interior streets and drops the temperature of a July walk by a noticeable margin. Fourth Street NW and Centre Street bracket the grid and carry its buses and its errands, so the commercial traffic stays on the edges and the middle stays domestic, which is a plainer arrangement than the corridor communities further east manage. Sixteenth Avenue's crossing sits to the south with SAIT and the North Hill shops beyond it. The community hall, the Sportsplex, the outdoor pool and the playground sit together, which puts nearly all of the neighbourhood's social infrastructure inside one triangle.

Mount Pleasant was annexed in 1910 and building started in 1912, when this ground was the northern edge of the idea of a city. That makes it one of the older communities on the north side, and the housing stock shows it in the layers rather than in any single street. The park arrived much later. Confederation Park opened in 1967 for the centennial along the northwestern flank, and a district that had been an ordinary north-side grid became a district with a green trench attached. Everything about how Mount Pleasant trades today dates from that, and it is where we start when we read a listing here. A grid with a park on one side prices differently from a grid with a road on all four, and the difference compounds every year the trees get taller.

Homes

The full inner-city sequence in one place, original bungalows, infill semis in strength, and newer detached rebuilds on the wider lots. Mount Pleasant's blocks have been renewing steadily for two decades, so a buyer can pick their preferred era on almost any street, which is rarer than it sounds and is the community's real selling point, on our reading of the sales.. The older stock runs further back than the postwar standard because the community started building in 1912, so there are interwar houses here alongside the fifties bungalows and the two are priced quite differently. The semis are the volume product and they are good ones, built at a point when the builders working this quadrant had learned what sells. The wide lots that survive are the ones people fight over, and the ones we watch. The streets along the park carry the premium and the streets along Centre carry the traffic, and between the two there is a wide middle where the pricing is ordinary and the houses are not.

Everyday

The outdoor pool and the arts centre run the summer, with art programs at the North Mount Pleasant centre going year round and a kiln courtyard on its grounds. Confederation Park runs the outdoor calendar, from golf and sleds to the long loop walk. The Sportsplex and the hall hold the rink and the calendar. Schools sit inside the grid, and 16th Avenue's crossing puts SAIT and the whole 16th Avenue errand strip, North Hill shops included, a few minutes south. The community garden on the arts centre grounds is newer than the rest and gets the attention that new things get. Between the pool, the ice, the kilns and the park, this is a community that programs itself, and the association is the reason rather than the city, which we say with some admiration. Centre Street covers the bus downtown, the groceries, the bakeries and the noodle rooms, and it does it at a price point the west side of the city gave up on years ago. The neighbourhood's own rhythm is set by the pool and the park between them, which means it has a proper summer and a proper winter and very little in between to negotiate.

Edges

Confederation Park west, 16th Avenue's orbit south, 2nd Street east, 32nd Avenue north. One park and three roads, and the park is the edge that sets the prices on the streets nearest it. Around the park, Capitol Hill mirrors the grid from the far side. East along the avenues, Tuxedo Park takes over toward Centre. North across 32nd, Highland Park carries the corridor onward.
