Every street here starts with the same letter. Ulster, Utah, Uxbridge, Urquhart, Unwin, Uxborough. You notice it on day one, you stop noticing it by week three, and by the first winter you are giving directions with it the way everyone else does. That is University Heights generally, and the way we describe it. A small grid pressed against a very large institution, borrowing an arena and a running track and a hospital from over the fence, and running its own errands at home.

Grounds

The community occupies roughly 0.7 square kilometres between 24 Avenue at the north, University Drive at the east, 16 Avenue at the south and Shaganappi Trail at the west. Every one of those is a road carrying volume, so the interior is small and entirely residential. The letter U governs the street names throughout, a naming convention Calgary applied by district through the sixties, and it makes this one of the easier grids in the city to hold in your head, ours included. Eleven separate City park sites sit inside those lines, which is a lot of green for the footprint, and Utah Park is the one the community park record names. The campus fills the whole eastern horizon across University Drive, and the medical district sits immediately southwest, so the two largest employers within walking distance of a house here are a university and a hospital.

University Heights was established in 1963, and the City files it under a housing structure of 1960s and 1970s, which is unusually precise for a Calgary community and unusually accurate here. This is a sixties grid that then took a very large amount of seventies apartment construction, and both layers are still standing. Patrician Village runs its blocks A through M along University Drive as a single complex, and Boardwalk Heights, Skyview and several others hold Ulster Road. University School has taught elementary grades from 3035 Utah Drive, and Westmount Charter School runs its middle and high school at 2215 Uxbridge Drive. Designations change year to year, so confirm current catchments with the Calgary Board of Education and the Calgary Catholic School District.

Homes

Close to two thirds of the buildings here are condominium or apartment, which is the defining fact of the housing stock here. Purpose-built rental accounts for much of it, in low-rise and mid-rise blocks that went up when the university was expanding fastest and have been in continuous use since. The detached stock sits on the interior streets on sixties lots, smaller than the postwar lots one decade earlier and larger than anything built in the last twenty years, and it turns over slowly. Newer development has arrived at Uxborough Place, where apartment and ground-floor commercial went in together on the community's own ground. The trade is direct, and we state it the way the community lives it. You are buying a small grid with an institution attached, which means the campus pool and the arena and the athletic park are a walk rather than a drive, and it also means a share of your neighbours change over every September.

Everyday

Uxborough Place carries the community's own commercial run. State and Main holds the sit-down corner with a patio, Kinton Ramen and Pacific Poke handle the fast end, Firehouse Subs fills in, and a pharmacy and a health clinic cover the rest of the list. Caffe Beano keeps a room there too. A Tim Hortons and a Shell with a deli counter sit at 1810 and 1820 Uxbridge Drive, which between them run the morning. Queen of Peace Church holds 2111 Uxbridge. Then the fence comes down and the campus does the heavy lifting. Foothills Athletic Park sits across University Drive with three regulation soccer fields, a 400 metre track, eight tennis courts and twelve pickleball courts. Father David Bauer Arena keeps an Olympic sheet with 1,750 seats and Norma Bush Arena keeps a second sheet beside it. Foothills Aquatic Centre runs a six-lane 25 metre pool with a dive pool and a wading pool. All four are City-operated and open to anyone, and none of them is inside this community. The fence is the whole distance. Neither do we.

Edges

Four roads and a campus. Twenty-fourth Avenue closes the north, University Drive the east, 16 Avenue the south and Shaganappi Trail the west. The eastern edge is the one that governs, because what sits behind it is an institution that keeps its own hours and draws its own crowds, with parking pressure to match, and living beside that is a specific experience rather than a general one. West, University District is building a main street on the old west campus lands. North, Varsity runs the seventies at scale. Southwest, St. Andrews Heights holds the hilltop above the hospital.
